Do not think this a beach side hotel - when they say situated on Cua Dai Beach they mean 500 metres up the road and side on to the beach. This means the "Deluxe Sea View" is available from the last room on floors 3 and 4 only as long as you lean over the balcony a bit.
It became clear to me later that despite having paid in advance for 3 nights in a deluxe room at the hotel they had not kept aside a room for me and my wife.
They took us to a room on the 4th floor at the back of the hotel with no balcony and with a view over a grotty courtyard. After looking around the room I went back downstairs and very politely questioned whether I was in the right room as I had paid for a deluxe room. This started the first of the many lies from the staff as they told me I was in a deluxe room.
The room that was given to me was obviously one that was not in normal use possibly because the rooms adjacent were gutted with walls knocked down as they were I presume being renovated. The water from the pipes was quite bad smelling as the taps had not been used for a while and half the lights in the room had blown and not been replaced and the mini bar was empty (presumably because the fridge didn't work) along with the telephone. The door was difficult to open because the walls had shifted.

We had a great stay at Sea and Sand Hotel. We felt very welcome when we arrived. The room was clean and big. Great view from the balcony towards the river. The hotel is situated around 200 meters from Cua Dai Beach. A nice little hotel pool is also there if you want to take a short swim or if the waves at the beach is to high. The hotel is situated 4 km from Hoi An ancient town.
Nice big and clean room. Great staff, very helpful with all kind off things we needed help with. Close to beach and good restaurants.
