Over the years (20+) we have stayed at this hotel many times. We love the location and service of the staff. My wife and I plan to return to the Royal Princes on return visits to Chiang Mai.
Staff was exceptional. They were very helpful and polite. I speak Thai so I understand and they were 5 star all the way.
The breakfast was likewise very good with exceptional service.
The location is perfect. That's why we stay there.
We reserved two deluxe rooms that were ok, and we did not expect a view. The bathroom needs updating and was a point of displeasure for my wife. We were originally placed in another room, but because we requested no smoking, our rooms were changed. These rooms should have their bathrooms renovated to stay up to the standards set by Royal Princess. They were not bad but not first class as expected.
- Sightseeing/Attractions Tip : Khun Kontoke dinner was exceptional.
Central Airport Plaza is very good with very cheap Northern Thai food on the bottom floor. Don't be afraid, it is very clean.
Elephant Camps are more commercial than past years but still fun.

I think this is a good value for money hotel, with great location in CXhiang Mai, and really excellent staff and service. The only negative is that the hotel is presently undergoing renovation on some floors and the construction noise can become a problem during the afternoon if you are in your room. Otherwise I recommend this hotel as being great value, great location and friendly professional staff.
Location. Nice staff that do everything for you. Breakfast is very good.
Some parts of the building a bit old and tired. Construction/renovation noise and jack hammer until 6 pm - too much
- Shopping Tip : Night Market is right there on your doorstep - lots to see and do in the evening - not the daytime. Some good savings on womens unique fashion gear if you look hard in night market.

Friendly and courteous staff makes you feel welcome. Located right at the night bazaar with plently of restaurants and food and shops to shop and browse.
- Shopping Tip : Near Chinatown. Those looking for good secondhand books can walk to Gecko Book stores about 3km away. Good selection and many books for bargain hunters.
